       If you really need to sell a house fast, especially now, it may look as difficult as brain surgery or winning the lottery. Actually it is as simple as four little letters, A. I. D. A., and you can do it yourself. You can, but you may not want to.  Let’s see!

      A.I.D.A. is a staple of the advertising industry and it tells how to sell everything from executive jets to flats to let.  It means Attention, Interest, Desire and Action.

     Attention, and the first thing you must do to sell your house fast yourself it to get the attention of someone who can be interested in buying your house and has the ability to make the purchase.

      Frankly that is easy today and cheap.  Craigslist will put your house that is for sale in front of a gazillion people, many of which have the means to make the purchase and the cost of the ad is your time to put the listing on the site.  If you are scared of the technology involved in using Craigslist, simply look at how many people are doing it who don’t have a master’s degree from M.I.T.  It’s easy!

       Still scared? Go to elance.com and hire someone in a third world country who very well may have a masters degree in electrical engineering who will post your advertisements on Craigslist and fifty other sites you never heard of and do it all for an hour.

         Combine that with the ultimate of high tech.  Put a sign in your yard. (My wife says I have to say “just kidding” cause someone will think, I think signs are high tech)  Let people know the house is for sale.  Make the sign so ugly you teenage kids are ashamed of the sign and a Realtor offers to give you a pretty sign for FREE.  Ugly is GOOD.  It makes it look like you are motivated and are approachable.

     Interest and Desire are, or can be, pretty closely related.  The house, unlike the sign, should be clean, neat, uncluttered.  The front yard and the front of the house—especially the front door—should be attractive and inviting.  This is your first impression as someone arrives to look at the house.

 

     If you have repair problems, you have to make a decision.  To repair or not to repair.  Generally, I would say do not repair and DO disclose.  If you REALLY need a new roof, I would say so in the advertisement.  Probably not the absolute first word in the ad.  Tell them that it is a house and tell them something good about it first.  Remember you do have to get their attention, FIRST.

 

     Neat, clean, uncluttered, spot paint here and there.  But do not fix things that need major repair.  Unless you are one of the pros, you will probably not be able to get out of the deal the extra money you put in to do the repairs.  And do not do  any serious redecorating.  Reason?  The next guy will NOT have your taste, no matter how good your taste may be.

 

      Know honestly what your house is worth.  Check zillow.com and other websites for an idea and realize it is no more than that.  Just an idea, but it is a place to start.  Have a couple of Realtors come to give you a presentation and see what they think it is worth and what cheap fix up ideas they suggest.  But I would not give them the exclusive right to sell the house (called a listing agreement).  Sign nothing.  At least not at this time.

 

      I would look at the houses around you that are for sale.  What condition are they in and what is the asking price?  In order for A.I.D.A. to work, you need to be  brutally aware of what you are trying to sell and what the competition has to offer.

today marks the fifteenth anniversary of the day florian and i met. and (are you sitting down?) there’s a story. shocking, i know.

i was 21. i’d just graduated from college and, disillusioned with academia, had decided to pool what money i could and plan a trip. my close friend pete had just moved to dublin to be with his newfound partner, so i figured that was a good place to start. i bought a backpack. i bought a "let’s go." i bought a plane ticket.

after a week with my friends, i set out on my own. that first night was at the kilkenny youth hostel. i bought some brown bread, some butter, a bit of jam, some tea. i felt independent — truly self-sufficient — for the first time in my life.

the next night i decided to do something "crazy" and take a bus out to foulksrath castle, a hostel just outside of town. it was a chilly place, not very cozy, filled with stone and history. the kitchen was massive, a sea of stainless steel. i found a pot, a spoon and a bowl, and set about making my dinner — baked beans. there were two other people in the kitchen, a shortish fellow with a british accent who kept chatting me up, and a tall, quiet man in sweatpants and birkenstocks. i moved to other side of the kitchen to avoid the chatty cathy. not finding a can opener, i used my swiss army knife to open my can of beans (a lengthy process, if you’ve ever tried it). when i was done, the tall man asked if he could borrow it — to open his own can of beans.

in the dining hall, the table in the window was free so i took it. the tall traveler came in, looked around, came over to my table, and asked if he might join me. "of course," i told him.

he opened up a battered aluminum tin and took out some sausage, an apple, and some bread, which he ate along with his beans. i asked him where he was from. "bavaria," he said. i chuckled and said, "unfortunately all i know from bavaria is the donut." he laughed and explained it was a province in germany; he lived outside of munich. then he asked where i was from. "well…," i said, faltering. "i’m american… but i’m not an asshole, i promise!"

we both laughed. and something clicked into place.

that night we compared itineraries. he was headed north; i was headed south. his english was good but not great, and i spoke no german, so we spent the evening waltzing with words — i’d need to find other ways of saying something complicated, and he used the few words he had to say many complicated things. at the end of the evening, he asked me if i would be willing to go with him to the youth hostel he’d been to the night before, to pick up a pair of pants he’d left there.

it meant backtracking.

it meant changing my itinerary.

it meant trusting a stranger.

"okay," i said.

we ended up staying two nights at that hostel, in enniskerry. we ended up combining our intineraries and traveling around ireland together, listening to tapes of the last radio show i’d deejayed before leaving college (bonding over joan armatrading and "solsbury hill"). we ended up meeting again in munich (at his invitation) before i headed home, not knowing if we’d ever see each other again. we ended up writing to each other every day. we ended up living together, after i sold my car and bought a one-way ticket to munich the following february. we ended up getting married in 1995.

we ended up here, living our lives.

How Much of a House can I Afford

I was talking to some former buyers of mine and decided to write about this topic. They are having a tough time financially right now. They were telling me that they did not even buy at the high end of their pre-approval, but they are still having trouble making the payments. I feel their pain and know that it is tough to go from renting to owning. There are a lot of expenses that they were not prepared for. The following is some advice to consider when determining how much you will be able to pay for a home.

 

Make a Budget

I think everyone knows to do this and I think most people do before they buy a house, but you have to be sure you take into account all your new monthly expenses. When you make your budget make sure you take all of these things into account:

 

  1. Mortgage Payment
  2. Real Estate Taxes
  3. Car Payment
  4. Real Estate and Car Insurance
  5. Other Loans (ie. Student Loans)
  6. Subscriptions (Newspaper, Netflix, Magazines)
  7. Gas for the Car (also Tolls)
  8. Electric Bill
  9. Gas/ Oil Bill (for Heat if needed)
  10. Cable Bill
  11. Phone Bill
  12. Other Expenses you may have
  13. Food
  14. Spending Money (Leisure Money)

If you add all these expenses up and subtract them from your current income and still come up with a positive then you might be in good shape. If you could not consistently save what your budget says you must then you should revisit your budget and do a little tweaking and then give it another shot.
