<p>Normally before a Greenville South Carolina foreclosure is listed on the market, it first goes to the auction on the courthouse steps. In the past, the banks could almost always unload any of these foreclosed properties at the courthouse auction because the bank only needed to recover the outstanding balance on the mortgage.  </p>
<p>Although today&#8217;s foreclosure buyers can still purchase some of these homes below market value, however, the bad loans that were made in the past years have made it difficult for most of these homes to sell at the auction. In most cases the homeowner owes more on the property than it is worth, and the bank needs to recover as much or more than the market value of the property, which means that majority of these homes will not sell at the auction.</p>
<p>When a property does not sell at the auction, it is said to become an REO (Real Estate Owned) status by the bank. At this point, the bank would evict the homeowners, get a BPO (Broker Price Opinion), and list the property with a real estate agent. Some of these foreclosure properties are in good condition, and sometimes some lenders would make some updates like, new carpets, paint, sometimes replace appliances, and then try to sell it at market value. But, in majority of the cases, these homes are sold as-is, and they are usually in need of repairs and/or updates.</p>

<p>Greenville SC foreclosed properties that are in good condition and are priced right usually sell quickly, and some of them actually receive multiple offers. The ones that don&#8217;t sell fast just sit vacant. Since the bank has no hope of getting any mortgage payments, the longer it sits, the more motivated the bank gets.</p>

The most common properties include: single family residences, condominiums, and multi-family homes such as duplexes. Many reduced priced houses for sale include fixer-upper&#8217;s and foreclosure homes which require repairs but can make an excellent investment property.</p>
<p>Most homes for sale are listed through realtors. However, many great deals can be found through houses listed as for sale by owner or properties owned by banks. Some real estate agents specialize in selling bank owned foreclosure homes and short sale properties.</p>
<p>Buyers considering for sale by owner property must take time to understand the process. While it is often easier to negotiate reduced prices for FSBO homes for sale, there are also risks involved when venturing into real estate transactions without assistance from professionals.</p>
<p>Real estate investors and first-time home buyers often turn to foreclosure real estate to obtain discounted pricing. While foreclosure properties can yield savings, they aren&#8217;t always the best bargain. Most foreclosed homes require some level of repair and oftentimes require complete renovation to return them to livable condition.</p>
<p>However, taking time to learn the process of buying foreclosure properties can yield good results. Those willing to spend time making repairs or hiring contractors to perform the work can often buy houses at 20-percent or more below market value.</p>
<p>Another popular type of homes for sale is bank owned real estate. <p>As you can see, there are many ways to find and purchase homes for sale. Although the current real estate market is still on shaky ground, there are great deals to be found. Those who take time to research the market, financing strategies, and learn about the different types of properties can locate houses that will provide a great residence or investment property.</p>

An apartment in our end of the building was recently leased to a new tenant. <p>The wave of housing foreclosures that has swept across the country since the start of the Great Recession proves one thing: Many people became homeowners who weren&#8217;t financially qualified to make the leap from renting. Banks and mortgage lenders passed out loans to borrowers with low credit scores, piles of debt, and shaky employment histories.</p>
<p>It all led to a soaring number of foreclosures. RealtyTrac.com, an online provider of foreclosure data, reported that the United States saw 2.8 million foreclosure filings in 2009. That stands as an all-time record.</p>
<p>Clearly, many people purchased homes who would have been better off financially if they had remained renters.</p>
<p>People who are debating the merits between renting and owning a home should know that there&#8217;s an option available that will let them experience homeownership will retaining the flexibility of renting – rent to own homes.</p>
<p>Under the rent to own process, which has grown increasingly popular thanks to the sluggish real estate market, individuals rent a home just as they&#8217;d rent an apartment. There&#8217;s one crucial difference, though: They have the option each time their lease expires to either leave the house, renew the lease, or make an offer to buy the home in which they are living.</p>
<p>Many rent to own agreements even allow residents to pay a little extra each month that the landlord uses as a type of down payment. If the residents decide to make an offer on the house, they can use that extra money to pay down a portion of the house&#8217;s final sales price.</p>
<p>This arrangement makes especially good sense for consumers with low credit scores. Today, mortgage lenders rely heavily on these three-digit scores to determine who gets mortgage loans and at what interest rates. Consumers with low scores, under 620, will struggle to obtain a mortgage loan from conventional mortgage lenders. It might make more sense for them to instead, enter a rent to own agreement and slowly rebuild their credit scores. They can do this by making all their monthly payments on time and reducing their credit card debt.</p>
<p>They can then either purchase their rent to own homes or make an offer on another house, confident that their credit scores are now high enough to make them a better credit risk in the judgment of mortgage lenders.</p>
<p>Moving into rent to own homes serves an even greater purpose for many consumers, though: It teaches them whether homeownership is right for them.</p>
<p>Owning a home is a big responsibility. Homeowners have to maintain their homes both inside and out, something that requires a significant amount of work. They have to pay their mortgage bills on time or face foreclosure. And they have to pay the list of other expenses that come with owning a residence.</p>
<p>By living in a house rather than an apartment, rent-to-owners can gain at least a taste of what homeownership is like. Some might discover that they&#8217;d rather not spend their weekends fishing wet leaves out of gutters or mowing the front lawn. On Oct. 18th, 2008 we found a tarantula on the balcony of our apartment.  </p>
<p>I called the leasing office to see if this was a common thing and they said it was and to please not kill it as they help to keep the scorpion and black widow population down.</p>
<p>I wouldn&#8217;t have killed it anyway, and it seemed very timid and non aggressive. I couldn&#8217;t leave it on the balcony though because I was afraid it would be poisoned by the chemical I spray to keep the scorpions away.</p>
<p>I&#8217;ve had some experience with tarantulas because I used to date a guy who kept them as pets so I lived in the same apartment with several of them for years.</p>
<p>I put on some gloves and carefully collected it into the glass bowl and covered it so I could get a few photos.</p>
<p>I then took it up to the mountain behind the apartment and set it free in an area where there are a good many crickets, small lizards, scorpions, ect.  I like to think he had a good dinner !</p>
