<p><strong>Has that home in Lilburn Georgia that You want to sell fast gotten to be an albatross I know the feeling, because years ago I was transfered to Florida from Ohio and spent many months of sleepless nights before I found an investor who helped me out. That helpless feeling can consume every ounce of energy from your body.</strong></p>
<p>Two years ago I talked to a man with that same helpless feeling. David and his wife had a home in Lilburn that they needed to sell quickly. Now I never met David. He found my company by searching the internet from his new home in Maryland. David works for the Federal Government and was transferred from Lilburn three years ago. He never told me what he did for the government. (Have you noticed that folks that work for Uncle Sam never seem to disclose what they do?) Anyhow, when he was transferred he thought he was going to be coming back to Lilburn so he kept his home here. It&#8217;s a really neat home, a 4 side brick tri-level built in the mid 1970&#8242;s and was in pretty good shape. But after sitting vacant for three years, with no air conditioning and no heat, it was loaded with mold and broken water lines and he just didn&#8217;t know what to do with it.</p>
<p>After we discussed his situation and the home, David arranged for his brother who still lives in Lilburn to get a key for the house to me so I could make an inspection. After determining the cost to remediate the mold and repair the water lines, replace the moldy carpet and repaint the entire home, I felt we would be able to take over his mortgage payments, do the repairs and re-sell it fairly fast. When I told David we would be able to get him off the deed in a couple of days and relieve him of those monthly mortgage payments, he was ecstatic. We handled the entire purchase transaction over the internet and via Fed EX and began work on the renovations five days after we first talked.</p>

<p>David wasn&#8217;t desperate, he wasn&#8217;t in foreclosure. He had a good job and could afford the double mortgage payments, but after three years, he decided it was time to sell that Lilburn Georgia home. Why, you ask didn&#8217;t he rent it out? Have you ever been a landlord? It can be really challenging especially from 600 miles away.</p>

<p>After we completed the renovations, we found a family who had good income but lousy credit. They loved that Lilburn home and moved in within a month of the renovations. We worked with the family for a year, showing them how to correct their credit report and exactly one year after they moved in they closed on the purchase of their first, very own home. At last they were living the American Dream.</p>

<p>In April 1551, the land was sold for £180 to John Knight, whose family had been tenant farmers in Chawton since the thirteenth century and who had prospered sufficiently to wish to acquire a large estate. The medieval manor house was replaced by John Knight&#8217;s grandson, also called John, with the largely Elizabethan house that can be seen today. The building work began in 1583 and continued for some thirty years. In the 18th century Chawton House was inherited by Jane Austen&#8217;s brother Edward, who had been adopted by the childless Thomas and Catherine Knight. In 1809 Edward bought a house in Chawton village for Jane, her mother, and two sisters and this house, now Jane Austen&#8217;s House Museum, is where she began the most prolific period of her writing career. <p>Hey guys, this article came about from a truly scary situation I was in recently at REIA (Real Estate Investor Association) meeting.  I&#8217;m going to leave the city of the association out to quash any more hostile messages.</p>
<p>Here&#8217;s the deal…I was at this REIA right, talking to a fellow real estate investor about the market in my city (San Antonio), and how I still buy and SELL about 4 houses a month even with the market in the crapper using nothing but bandit signs.  I was giving her the inside scoop on this sweetheart deal I put together for myself.  I buy houses &#8220;subject to&#8221; on the front end and either sell for all cash, install a tenant/buyer, or wholesale to a fellow investor on the backend as my exit strategy.   I was pretty excited because the seller let the house go with a very real ,000.00 in equity plus a home warranty plan.  I did a simple forbearance to take care of the past due payments, had the carpet cleaned, and that was it.  What I really loved about the deal was that I found the house using my extremely targeted bandit signs.  I always tell my students that &#8220;WE BUY HOUSES&#8221; signs don&#8217;t work….Period!  I am a firm believer that you must connect with the customer. By connect I mean you have to talk the same language, appreciate the same things they do, have similar experiences that they do.</p>
<p>Well, in this case the seller was military, United States Air Force to be precise.  That&#8217;s great because I used to be in the Air Force too.  Quite coincidently, most of the sellers&#8217; neighbors were Air Force too.  Actually, it&#8217;s not a coincidence…it&#8217;s called solid lead generation.  I used bandit signs that had language specifically targeting that group.  For instance, in the Air Force your specialty is identified by an AFSC (Air Force Specialty Code) whereas in the Army it&#8217;s called, MOS (Military Operational Specialty).  Using that small bit of language on my signs allows me to target a precise segment of my market that won&#8217;t respond to general mass marketing, i.e. &#8220;WE BUY HOUSES&#8221;.  By demonstrating that I&#8217;m &#8220;just like them&#8221; builds trust and a bond, way before I even talk to them.  That way they feel less apprehensive about deeding the house to a relative stranger.</p>
<p>Here&#8217;s where the &#8220;incident&#8221; occurred.  I had almost finished my story when someone who had overheard our conversation decided to add their 2 cents.  I didn&#8217;t mind because I wasn&#8217;t exactly whispering and we&#8217;re at those meetings to support the REI community.  Well, right away, this fellow tells me I&#8217;m wrong and I don&#8217;t know what I&#8217;m talking about.</p>
<p>I asked, &#8220;Wrong about what?</p>
<p>He said, &#8220;WE BUY HOUSES&#8221; signs work.  From there I asked him &#8220;how so&#8221; with 30 other investor using the same signs?  From, there he told me at this 00.00 seminar he went to, the guru told him the WE BUY HOUSES signs are one of the best ways to generate leads and he just bought 200 of them from the sign shop.  I asked him had he received any calls or better yet &#8220;bought&#8221; any houses with those signs?  He said not yet.</p>
<p>From there I offered him a piece of advice; I asked him does he have any relatives who live in a cold climate.  He responded yes because he didn&#8217;t know where I was going with it.  I told him to pack all those signs up and move up there because the only use for them is a fire and Texas (oops, I almost slipped) ain&#8217;t the place to be….MOVE!</p>
<p>Well, that led to a little chuckle from the small crowd that formed and the fellow didn&#8217;t seem to appreciate my advice.  For a second I thought he was going to hit me, but he just looked like he was going to cry and went elsewhere.</p>
<p>But seriously, I gave him the best advice I could.  Those, &#8220;WE BUY HOUSES&#8221; bandit signs serve no purpose except to let you feel like you&#8217;re an actual investor but, in reality don&#8217;t convert to real leads.  The sign shops sole purpose is to get you to buy as many signs as possible initially because they know &#8220;WE BUY HOUSES&#8221; investors aren&#8217;t in it for the long run.  I&#8217;m not making this up, I&#8217;ve talked about this with owners of 3 different sign shops in my area and the consensus is that real estate investors with those, &#8220;WE BUY HOUSES&#8221; bandit signs won&#8217;t make it.  That&#8217;s the sad truth.  That&#8217;s why you see such a high turnover of real estate investor in this business.</p>
<p>Listen, I don&#8217;t want you or anyone to fail in this business.  You must have a solid, proven system behind you with your marketing plan.  Copycat marketing doesn&#8217;t work.  Use some lateral thinking and you&#8217;ll be a success as a real estate investor.  Better yet, invest in the, &#8220;Ultimate and Complete A-Z, Brain-In-A-Box, Bandit Signs Made Easy, Home Study System&#8221;.
